decade, there has been relatively little new office, industrial and retail
construction. In fact, for the first time in Florida history, residential developers
had outbid the commercial sector for prime parcels. Now, the state\'s healthy job
market and a shortage of new commercial construction are spurring a commercial
construction boom in many markets.

Key Largo Florida, November 2nd 2007. Per Florida Keys REALTOR, Sally Stribling,
I'm seeing a real push from investors looking to get involved with our resort
communities. After all there is only so much land plus due to the Keys environmental
concerns restricting building permits, there are only so many commercial properties
available.

In addition Sally remarked: We are now seeing a real push from the larger outside
companies buying up our marinas and hotels. There is still time however for a
smaller investor to get involved. When asked how that could be, she also remarked.
With our great occupancy rates and long term rental shortage, smaller investors can
buy up single family residences or duplexes and get their piece of the action also.
